Rates.
Room Types.
All accommodation has been fully insulated for sound and heat, this includes 250 mm of mass concrete in the floors to provide a quieter and a warmer living area. You will not hear traffic noise in any part of the complex including the rear patio area.
Academic Year 2009/10. 1st Sept – 28th May.
Type 1. Single Bed Twin room. 2 x beds per room.
Type 2. Double bed Twin Room, 2 x beds per room.
Type 3. Single Bed own room, standard size room.
Type 4. Large 1 Bedroom Apartment with 2 x Single beds.
Type 5. Double Bed own room standard size room.
Type 6. Large 1 Bedroom Apartment 2 x Double Beds.
Type 7. Superior size Bedroom, Double Bed own room.
Type 8. Superior En-suite Bedroom. Double Bed own room.
All the prices shown above are on a per person per term basis.
Please note that Smoking and Pets are not permitted in this building.
Payment is due in two parts.
Part 1. The Application deposit of 885 Euro. This includes a security deposit against damage for 300 Euro. A security deposit for the ESB for 400 Euro and a non refundable charge of 185 Euro to cover the fixed cost utilities.
Part 2. The first term fees and second term fees ( see note below ) are to be returned together within 10 days of you receiving your application confirmation.
The second term fees can be paid with a post dated cheque, dated the 1st December and sent together with the first term fees.
How to book a room.
Complete the online application form. Attach a photo [ if possible ] and return by email.
When we receive your application we will acknowledge receipt of same by return email and depending on availability offer you the room of your choice or an alternative. This offer will only be valid for 5 days.
If you decide to accept our room offer, please confirm this by return email. You will then need to send us your application deposit of 885 Euro within 7 days. After we receive the application deposit we will confirm this with a Deposit Confirmation email and outline the balance due.
Note. Only on receipt of Part 1 and Part 2 of the payment schedule are you guaranteed a room.
- Complete and return the online application form.
- On receipt of our letter of offer send your application deposit of 885 Euro made payable to Blackmore Developments, and post to Mr. Eric Treacy. Blackmore Developments. Rockley House, Rochestown Rise, Rochestown Road, Cork, Ireland.
- Then on receipt of our Deposit Confirmation email.
- Send 2 recent photos and sign on the back.
- Attach a landlord’s reference and a letter of guarantee from a parent or a guardian.
- Attach and post the first and second half of the fees.
- Please note that your application is not complete until we receive Part 1 and Part 2 of your fees.
- Should we not receive Part 1 and Part 2 of the fees within 14 days of receiving your application deposit , you application may be canceled without notice.
- The management has the right to refuse a booking.
- The supply of false information on the application form will result in a cancellation of the booking agreement.
- Please note before booking that whilst every effort will be made to give applicants their preferred accommodation no guarantee can be given on room location, type of apartment, apartment number or fellow residents.
Application Deposit
An Application Deposit of 885 Euro is required to book a bedroom. 300 Euro of this is then held as a Security Deposit against any damage that may be caused in the apartment, 400 Euro is also held as a Security against any E.S.B. account balance that may remain outstanding at the end of the letting period. These are then refunded subject to an inspection of the apartment at the end of the letting period and after all E.S.B. bills for the term have been confirmed by the E.S.B. as paid.( The ESB charges are approx 8 – 10 Euro per week per person, ie 40 weeks x 10 Euro = 400 Euro. ) 185 Euro is required to cover the cost of the annual TV license, Cable TV and the Refuse Collection. This amount is non refundable.
Cancellation and Refunds.
All Deposit Refunds will be posted out to the students home address after 8 weeks of the letting period ending, this allows time for the ESB to carry out an end of term meter reading and to confirm the payment of all E.S.B. bills. It also allows time to carry out an inspection of the apartment and repair any damage that may have been caused during the term.
A full refund will be given if notice of cancellation is received prior to the 10th August.
No refunds will be given if a cancellation is received after the 10th August.
No refunds will be given if a student decides to leave prior to end of the academic year.
Please note. If you leave or cancel your booking after the start of the academic year on the 1st September or prior to the end of the academic year at 31st May, you are still responsible for the payment of all rent to the 31st of May, or until the room is re-let. Should your room be re-let for any duration of the remainder of the academic year, you will then receive a refund for the term of the re-let period less the associated charges. This does not effect your statuary rights.
Any notice of cancellation must be made by registered post,and posted to Blackmore Developments. Rockley House, Rochestown Rise, Rochestown Road, Cork, Ireland.
Inspections.
All apartments and bedrooms will be inspected on a weekly basis every Tuesday morning between 9 am and 12 am. Should any apartment fall below an acceptable standard of cleanliness, contract cleaners will be instructed to provide a once off cleaning service. The relevant occupants will be charged for same. The Landlord retains the right to visit any room or apartment to carry out maintenance work and inspections if and when necessary and to conduct viewings in the apartments for any room that may be vacant.
Arrivals.
Keys can only be collected between 7 am and 12 pm Monday to Friday.
Departures.
All departures are to be carried out between 7am and 12pm Monday to Friday only and not later than the 28th May. 48 hours notice must be given prior to departure. Keys must be returned and a departure form completed before 12am on the morning of departure. All sets of keys must be tagged to show the apartment and room number. Failure to complete a departure form and return all keys will result in a loss of a portion of your deposit.
Blackmore Court Rules and conditions.
Smoking is not permitted in the building.
Guests are not permitted in the apartments before 10am or after 11pm and only one guest per person is permitted with the agreement of your fellow room mates.
You are responsible for your guests while they are in the building.
Please empty your kitchen bin each evening, do not leave it full overnight in the apartment.
Do not use Tape, Blue Tack or Pins on the walls.
Please use a suitable bin liner and do not put liquids into your bin.
Take away food, drink cartons or refuse are not to be left in the public areas.
Any spillages caused while taking out your refuse is to be cleaned up immediately.
There is to be no boisterous behaviour in or in front of the building, especially after dark.
Do not dye your hair in the showers.
Kitchens and worktops are to be cleaned after each meal.
Bathrooms are to be cleaned after each use.
Lock your apartment hall door and street door on leaving.
Pets are not allowed in the building.
Swap phone numbers with all your room mates so as you will not find yourself locked out of the building at any time.
Please use the correct refuse bins and recycle your rubbish.
Ensure that you are using your mattress protection cover.
Please turn off all extractor fans and bathroom heaters after use.
Please empty all pockets before using the laundry facilities.
Laundry areas are to be cleaned after use.
Please use the correct temperature setting on the washing machines as they are commercial machines and will damage your garments if not set correctly.
There is no code needed to access the internet in your bedroom and it is not wireless.
They are 24 CCTV cameras in the building which can be accessed over the internet and all video images are stored for 7 weeks on a commercial hard drive system. Do not embarrass yourself.
Some key points that will help to keep your Security Deposit intact.
Please use the chopping board provided, do not use the work tops.
Dispose of all bubble gum properly.
Use your Mattress protection cover.
Do not use Tape, Blue Tack or Pins on the walls.
No smoking in the apartments.
Do not iron garments on the floor.
Do not use the shower to dye your hair.
Turn off all extractor fans and bathroom heaters after use.
If you are doing a project in the apartment please ensure that your work surfaces and floors are protected.
Please use only toilet paper in the bathroom.
Do not throw items out of your bedroom window as it is very costly to have them removed from a 4th floor roof.
Log all faults or damage on our website as soon as they occur.
Only use a suitable bin liner and do not put liquids in your bin.
Your guests are your responsibility, check first with your room mates and do not let them embarrass you, or stay overnight.
Your apartment will be checked each Tuesday morning. If it needs to be cleaned a contract cleaner will be provided and the cost will be divided between all the people in that apartment.
The setting off of the Fire Alarm may trigger the opening of roof vents automatically. This will incur a 300 Euro charge as the Fire Company will need to be called out to close and reset the roof vents.
Do not jam the lift door open as the lift will automatically shut down on its 3rd attempt to close. This will necessitate calling out the Lift Company to reprogram the Lift at your expense.
If you leave for any reason during the term or you are served with a Notice to Quit, you are legally contracted to continue paying the accommodation fees and all other related charges to the end of your letting agreement.
Return your 3 keys along with the Back Door and Post Box keys, tagged and numbered as provided.
Remove all personal items and rubbish from the apartment, including food in the fridge and freezer when leaving.
