Rates.
Room Types.
All accommodation has been fully insulated for sound and heat, this includes 250 mm of mass concrete in the floors to provide a quieter and a warmer living area. You will not hear traffic noise in any part of the complex including the rear patio area.
The Academic Year 2010/11 runs from the 1st Sept – 4th June.
Type 1… Single Bed, Twin room. 2 x beds per room. 80 Euro per week. 3,400 Euro per year.
Type 2… Double bed, Twin Room, 2 x beds per room. 85 Euro per week. 3,600 Euro per year.
Type 3… Single Bed, Private room. 116 Euro per week. 4,900 Euro per year.
Type 4… 1 Bedroom Apartment. Single Bed x 2, twin room. 123 Euro per week. 5,200 Euro per year.
Type 5… Double Bed, Private room. 123 Euro per week. 5,200 Euro per year.
Type 6… Large 1 bedroom Apartment. Double Bed x 2, twin room. 128 Euro per week. 5,400 Euro per year.
Type 7… Double bed, Private room, Superior size. 133 Euro per week. 5,600 Euro per year.
Type 8… Double bed, Private room En-suite. 138 Euro per week, 5,800 Euro per year.
All the prices shown above are on a per person basis for the full academic year.
Parking.
We can supply a limited number of secure and garaged City Centre off street private parking spaces. These have 24 hour access and are located approx 300 meters away and are available on a month by month basis for 125 Euro per month.
Please note that Smoking and Pets are not permitted in this building.
How to book a room.
Complete the online application form. Attach a photo [ if possible ] and return by email.
When we receive your application we will acknowledge receipt of same and give you a room offer.
If you decide to accept our room offer, please confirm this by return email. You will then need to send us your application deposit of 885 Euro within 7 days. After we receive the application deposit we will confirm this with a Deposit Confirmation email and outline the balance due.
An Application Deposit of 885 Euro is required to book a bedroom. 300 Euro of this is then held as a Security Deposit against any damage that may be caused in the apartment. 400 Euro is held for an E.S.B. deposit to cover the 9 month ESB bill. These are then refunded subject to an inspection of the apartment at the end of the letting period and after the E.S.B. have issued their 9 month statement and taken what is due to them. This takes approx 8 weeks as the ESB work on a 2 month cycle. 185 Euro is required to cover the cost of the annual TV license, Sat TV, Refuse Collection and Broadband. This 185 Euro is non refundable.
Cancellation and Refunds.
All Deposit Refunds will be posted out to the students home address after 8 weeks of the letting period ending, this allows time for the ESB to carry out an end of term meter reading and to confirm the payment of all E.S.B. bills. It also allows time to carry out an inspection of the apartment and repair any damage that may have been caused during the term.
A full refund will be given if notice of cancellation is received prior to the 20th August.
No refunds will be given if a cancellation is received after the 20th August.
No refunds will be given if a student decides to leave prior to end of the academic year.
Please note. If you cancel your booking after the 20th August or prior to the end of the academic year or you are asked to leave the development as a result of a breach of the agreed Rules, Terms or Conditions you are still responsible for the payment of all rent to the end of May, or until the room is re-let. Should your room be re-let for any period of the remainder of the academic year, you will then receive a refund for the term of the re-let period less the associated charges. This does not effect your statuary rights.
Any notice of cancellation must be made by registered post,and posted to Blackmore Developments. Blackmore Court, Sullivans Quay, Cork.
Inspections.
All apartments and bedrooms will be inspected on a weekly basis every Friday morning between 9 am and 12 am. Should any apartment fall below an acceptable standard of cleanliness, contract cleaners will be instructed to provide a once off cleaning service. The relevant occupants will be charged for same. The Landlord retains the right to visit any room or apartment to carry out maintenance work and inspections if and when necessary and to conduct viewings in the apartments for any room that may be vacant.
Arrivals.
Keys can be collected between 7 am and 12 pm Monday to Saturday.
Departures.
All departures are to be carried out between 7am and 12pm Monday to Saturday only and not later than the 27th May. 48 hours notice must be given prior to departure. Keys must be returned and a departure form completed before 12am on the morning of departure. All sets of keys must be tagged to show the apartment and room number. Failure to complete a departure form and return all keys mayl result in a loss of a portion of your deposit.
